We’re a family-owned business, here in Brisbane since 2011, and we deliberately look after a select number of properties, so when you call, a real person who actually knows your home answers. Because we live and invest here ourselves, we can tell you what a street is genuinely like, how a building lives day to day, and which homes suit the way you want to live.

Renting with us is meant to feel easy. Browse the listings below, book an inspection straight from the property, and apply online. We review your application with the owner and come back to you quickly — usually within a day or two. Once you’re in, reporting a repair takes a minute through our online maintenance log, and it goes straight to your property manager, not a call centre.

We also stay across Queensland’s tenancy laws so you don’t have to — your rights, your bond, your notice periods, all handled properly and fairly. Have a pet? How to rent with Premium Residential

  1. Find a property. Browse current listings above and shortlist the homes that suit you.
  2. Book an inspection. Register for a viewing time directly from the listing — you’ll get reminders and updates.
  3. Apply. Submit your application.
  4. Approval. We review applications with the owner and let you know the outcome, usually within 1–2 business days.
  5. Move in. Once approved, we’ll arrange your lease, bond lodgement and entry condition report, and hand over the keys.

What you’ll need to apply

Having these ready makes your application faster and stronger:

  • Photo ID (driver’s licence or passport)
  • Proof of income (recent payslips, or a letter from your employer / accountant)
  • Rental history or references from previous property managers
  • Contact details for personal references

Frequently Asked Questions

How do I apply for a rental property?

Find a property you like, book and attend an inspection, then submit your application online via the listing. We’ll be in touch with the outcome once the owner has reviewed it, usually within 1–2 business days.

What documents do I need to apply?

Photo ID, proof of income (payslips or an employer or accountant letter), your rental history or previous property-manager references, and contact details for personal references.

Do you have pet-friendly rentals?

Many of our owners welcome pets. Pet approval is at the owner’s discretion and, under Queensland law, can only be refused on reasonable grounds. Let us know about your pet in your application and we’ll put it to the owner.

How much bond will I need to pay?

For most Queensland rentals the bond is a maximum of four weeks’ rent, lodged with the Residential Tenancies Authority (RTA). The exact amount is shown on each listing. See our guide to Queensland’s rental laws for more.

How are inspections booked?

Register for an inspection time directly from the property listing. We’ll confirm your spot and send reminders.

How long does approval take?

Once your application is complete, we review it with the property owner and aim to have an answer to you within 1–2 business days.

How do I report a maintenance or repair issue?

Already renting with us? Log it any time through our online Maintenance Log and it goes straight to your property manager. For urgent or emergency repairs, call us as soon as possible so we can act quickly.

Can I break my lease early?

Yes, subject to Queensland tenancy rules — talk to your property manager as early as possible so we can guide you through the process and minimise costs. See the rental-laws guide.
